This is a single family home in Woodridge.  The total sq ft is 2,002 w/ 1,386 of that being above grade.  This is a great home to renovate.  The biggest challenge with this property is the tenant that is occupying it.  That tenant would need to be removed prior to purchasing it if you are an investor.  Homeowners can give them a 90 day notice to vacate if they are occupying the property. 

1509 CHANNING ST NE, WASHINGTON, DC 20018

List Price: $299,000

This is another single family home in Woodridge.  The home is listed as a short sale. Needs work.  As-is sale.  For an investor the price would need to be negotiated down for it to make sense.

This is a great buy and hold type of property in the Park View area of Petworth/Columbia Heights. This is a 2 level townhouse style condo with 853 square feet.  This is a great deal for the right person.  Low condo fee of $45 so you can't expect much from the association.  This home is about 3-4 blocks from the booming Georgia Ave business corridor and the Petworth metro station. 

800 4TH ST SW #N-722, WASHINGTON, DC 20024

List Price: $258,900

This is a studio/junior 1 bedroom on the 7th floor down at Potomac Place Tower in SW.  These are fairly good sized units at 575 square feet.  The condo fee of $325 is also reasonable for southwest since it covers all utilities.  This property is just 2 blocks from 2 metro stations. 

5815 5TH ST NW, WASHINGTON, DC 20011

List Price: $349,900

Semi-detached home in Brightwood with 4 bedrooms on 3 levels.  The property is currently in rough shape and needs work.  Tenant occupied.  Solid buy and renovate.  Numbers are not so good for an investor but would work nicely for a homeowner willing to do a 203K on the property.  This is the most affordable semi-detached home in NW DC. 

1524 INDEPENDENCE AVE SE #201, WASHINGTON, DC 20003

List Price: $369,000

This is a 2 bed/2 bath condo at Capital Square Condo on Independence Ave in Capitol Hill.  The home is 860 sq ft.  The property should get a good amount of interest with that size and sq ft.
